The most important distinction is this: the Tax Collector receives tax payments, mails notices and distributes collected money to the proper taxing authorities. The Tax Collector does not set your tax rate, create your assessed value, change exemptions or lower the amount because the value looks high. If the payment question is “how do I pay,” start here. If the question is “why is my value or exemption wrong,” use the Pasco County Property Appraiser path.
Use Tax Collector for payment
Real estate tax payment, tangible personal property tax payment, business tax receipts, receipts, tax discounts, delinquent tax, installment plan payment and tax certificate sale questions.
Use Property Appraiser for value
Assessed value, exemptions, ownership records, property details, mailing address tied to property value records and homestead filing questions usually start with the Property Appraiser.
Use DMV paths for registrations
Driver licenses, vehicle tags, boats, mobile home decals and registration renewal may use Tax Collector services, but they are not the same as paying property taxes.
How to Pay Mike Fasano Pasco County Property Taxes Online
The official Pasco Tax Collector page lets taxpayers search and pay real estate taxes, tangible personal property taxes and business tax accounts online.
Do not begin from a random search result or payment ad. Start from PascoTaxes.com, choose the correct tax type, search the account, confirm the record, then pay. Property tax payment is not only a checkout button. You must match the parcel, tangible account, business tax account, tax year and owner details before entering payment information.

Pasco County Property Tax Dates, Discounts and Delinquent Deadline
The official Date and Discounts page lists the main real estate and tangible tax schedule: collection begins in November, discounts reduce monthly, gross amount is due by March 31, and unpaid taxes become delinquent April 1.
November: 4% discount
Collection of real estate and tangible taxes begins. Pay in November to receive the highest listed discount.
December: 3% discount
The December discount is lower than November, but still better than waiting until later in the tax season.
January: 2% discount
Pay in January to receive a smaller discount on real estate and tangible tax payments.
February: 1% discount
February is the last listed discount month for real estate and tangible taxes.
March 31: gross amount due
Gross real estate and tangible taxes are due by March 31. The final installment payment is also due by March 31.
April 1: delinquent
Unpaid taxes become delinquent April 1. Real estate taxes add 3% interest to the gross amount; tangible taxes add 1.5% per month.
Mike Fasano Tax Collector Installment Payment Plan for Real Estate and Tangible Taxes
Pasco’s official installment page says both real estate and tangible personal property taxes may be paid by installment, and each parcel or account requires a separate application.
June installment
The first installment is due in June with a 6% discount. Payments due in June but received in July do not receive the 6% discount and can be assessed a penalty.
September installment
The second installment is due by September 30 and is listed with a 4 1/2% discount.
December installment
The third installment is due by December 31 and is listed with a 3% discount.
March installment
The final installment is due by March 31 with no discount. Missing the final payment can create delinquency risk.
Installment warning
Do not assume one application covers every parcel or tangible account. Each parcel or account requires its own application. If you are already enrolled, confirm whether reapplication is required before the April 30 application deadline.
Pasco County Delinquent Taxes, Advertising and Tax Certificate Sale
Unpaid real estate and tangible taxes become delinquent April 1. Delinquent real estate taxes can be advertised and moved toward the tax certificate sale process.
The official Date and Discounts page states that after April 1, real estate taxes receive a 3% interest charge added to the gross amount. Tangible taxes receive a 1.5% per month interest charge. Delinquent real estate taxes are advertised in a local newspaper, advertising costs are added, and the tax certificate sale for delinquent real estate taxes begins on or before June 1.
April 1 delinquency
Do not use an old March balance after delinquency starts. Added interest, costs and collection handling may change the amount due.
Newspaper advertising
Delinquent real estate taxes can be advertised once per week for three consecutive weeks before the tax certificate sale.
Tax certificate sale
The tax certificate sale for delinquent real estate taxes begins on or before June 1. Verify current year details through official Pasco tax pages.
What to ask before paying a delinquent bill
- What is the exact payoff amount today?
- Does the amount include interest and advertising cost?
- Is the account already advertised?
- Is the account part of the tax certificate sale process?
- What payment methods are accepted for delinquent taxes?
- How do I obtain proof that the account is cleared?

Common Mike Fasano Tax Collector Payment Mistakes to Avoid
Most Pasco taxpayer problems come from choosing the wrong tax type, waiting until the deadline, mailing to the wrong address, or confusing payment issues with value/exemption issues.
Wrong tax type
Real estate tax, tangible personal property tax and business tax receipts are separate. Choose the correct path before paying.
Discount month mistake
November, December, January and February discounts are different. The discount depends on when the payment is made/processed under official rules.
Property value confusion
The Tax Collector does not set the amount of your property taxes. If the value or exemption is wrong, use the Property Appraiser path.
Why This Page Is Built Like a Pasco Tax Help Tool, Not a Thin Directory
A thin directory gives one office link. A useful taxpayer page helps a Pasco resident choose the correct action: pay taxes, find an office, call the right number, print a receipt, avoid delinquency, or understand when the Tax Collector is not the right office.
First screen solves the task
Payment, office hours, discount dates and delinquent-tax help appear immediately, without a long intro.
Tax and DMV paths are separated
Pasco residents use the same office for many services, so this guide separates property taxes from registration and driver license tasks.
Deadline risk is explained
Discount months, March 31, April 1, tax certificate sale timing and installment payment dates are explained in plain language.

These answers focus on paying Pasco County taxes, finding office hours, using the right office, understanding discounts, avoiding delinquency and separating Tax Collector duties from Property Appraiser duties.
Best Way to Use This Mike Fasano Tax Collector Guide
Use the official Pasco Tax Collector payment page first, then choose the correct route: real estate tax, tangible personal property tax or business tax. Check the discount month, confirm the record, and save your receipt. If you need office help, use the correct Pasco location or centralized call center numbers.
For deadlines, remember the practical property tax timeline: collection begins in November, discounts decrease month by month, gross tax is due by March 31, and unpaid taxes become delinquent April 1. If the question is about assessed value or exemptions, use the Pasco Property Appraiser instead of the Tax Collector payment path.
