Official payment workflow

Pay a Hopewell Township tax bill online without using the wrong account

Confirm the municipality firstYour bill should be for Hopewell Township, Mercer County, NJ. The municipal office address is 201 Washington Crossing-Pennington Road, Titusville, NJ 08560.
Open the Township’s WIPP portalThe Township links WIPP for Tax/PILOT/Utility Bills. Keep property-tax and utility balances separate when choosing what to pay.
Match the property identifiersCompare the property location and the block, lot and qualifier on your bill or record. These identifiers are especially useful when names or mailing addresses have changed.
Confirm the quarter or balanceKnow whether you are paying February, May, August or November, an added/omitted bill, or a delinquent amount.
Review the provider fee before authorizingThe Township says online-payment fees are charged by the website provider and do not go to the Township. Use the fee displayed on the live payment screen rather than a third-party estimate.
Save proof after paymentKeep the confirmation, payment date, amount, block/lot/qualifier and bank/card record. Recheck the account or call if posting is unclear.
Bank bill-pay tip: The Township’s 2026 tax sheet says to use the block, lot and qualifier as the account number when paying through your bank and allow 7–10 days for the check to reach the Township.
Payment timing matters

Bank bill payYour bank generally cuts and mails a check.Allow 7–10 days.Online initiation date is not the Township receipt date.
WIPPACH/card payments available; live provider fees apply.Do not wait until tax-sale restrictions apply.Listed tax-sale accounts may lose online-payment eligibility after the statutory cutoff.
No postmark or post-dated-check shortcut: Hopewell states that real-estate payments are dated when actually received by the Collector. Postmarks are not accepted and post-dated checks are returned.
Need a mailed receipt? The 2026 tax sheet says to enclose a self-addressed, stamped envelope. The FAQ says to return the entire bill with the payment so it can be receipted and returned.

Quarterly calendar

Property-tax due dates and the 10-day grace rule

February 1First-quarter payment. First-half bills are estimated from the prior year’s taxes before the new annual rate is finalized.
May 1Second-quarter payment.
August 1Third-quarter payment. August can receive a special grace extension printed on the bill.
November 1Fourth-quarter payment. As of August 22, 2026, this is the next standard quarterly due date; verify the current bill/notice for the actual grace cutoff.
Normal grace rule: Hopewell allows 10 calendar days. If the tenth day is a weekend or holiday, the grace period extends to the next business day.
2026 August extension is over: The official 2026 tax sheet extended the August 1 third-quarter grace period through August 14, 2026. That date has passed. Do not reuse an older August extension for November or a future year.
Late payment

How Hopewell Township calculates late-tax interest

Do not estimate a delinquent payoff from a generic calculator. Interest starts from the due-month rule described by the Township and can change daily.

First $1,500 delinquent

8% per year under the Township FAQ.

Balance above $1,500

18% per year; the FAQ says the 18% rate remains until taxes are current.

Large year-end delinquency

If tax plus interest exceeds $10,000 on December 31, a 6% penalty may be added.

Grace-period failure can backdate interest: The Township FAQ states that if payment is not received by the end of the allowed grace period, interest is charged from the first day of the month in which the payment was due or from the date of last payment. Ask the Collector for the exact amount.
Payoff call script“I need the exact payoff for block [block], lot [lot], qualifier [qualifier] through [planned payment date]. Can you confirm the total tax, interest, any tax-sale cost, and which payment methods are accepted for this account?”
New construction / improvements

Why you may receive an added or omitted tax bill

Hopewell issues added/omitted bills in October when qualifying improvements change the assessment. This can make the amount due look different from the four coupons in the original July bill.

Check whether improvements were completed before October 1The Township FAQ says qualifying completed improvements can create a second billing.
Read the Assessor’s added-value noticeThe Assessor explains the additional assessment and the period it covers.
Add the two bill streams for affected quartersThe FAQ says November, February and May amounts can be the sum of the original bill and the added/omitted bill.
Use the right office for the questionCall the Assessor about the added assessed value; call the Collector about how much is currently due and payment posting.
Ownership & escrow changes

Change a mailing address or mortgage company correctly

Mailing-address change

Hopewell requires address changes in writing; phone changes cannot be processed. The FAQ allows written notice with a payment, email to mmiller@hopewelltwp.org, fax to 609-737-1232, office delivery or after-hours drop box.

Mortgage / escrow change

Changes to the mortgage provider must also be in writing. When a mortgage company will escrow taxes, the Township needs the signed Initial Authorization. When a mortgage is paid off, submit signed written notice so original bills stop going to the mortgage company.

Advice copy: Owners whose mortgage company pays the tax receive an advice copy. If the mortgage has been paid off, the Township FAQ says that advice copy can be used to make the payment while the billing record is being corrected.
Tax sale & redemption

How to handle a Hopewell Township tax lien safely

Hopewell’s tax sale sells a lien, not the property itself. Prior-year delinquent taxes, utilities and other municipal charges may be sold through the annual process.

Do not approach the lien holder for a payoffThe Township directs interested parties to request redemption through the Tax Collector.
Request a statement of redemption in writingInclude your anticipated payment date and your legal interest in the property. Proof of identity may be required.
Use the Collector’s calculated figureThe payoff is computed to the relevant Township Committee meeting date, so a generic online balance is not enough.
Pay early enough for the meetingThe FAQ says redemption payment must be made at least one week before the scheduled Committee meeting.
Use an accepted guaranteed methodHopewell lists cash, certified check or money order for redemption. Tax-sale accounts also face restrictions on WIPP use.
Complete lien removal after redemptionThe Collector obtains the lien certificate and forwards it so the interested party can have the lien removed at the County.
Foreclosure timing matters: Hopewell’s post-sale guidance says a private lien holder generally must hold the certificate for two years before foreclosure. An interested party may redeem before foreclosure; once foreclosure begins, redemption can require court permission. Municipality-held liens may be foreclosed after six months.

Tax deductions & relief

Local senior, disability and veteran tax benefits

Senior / disabled / surviving spouse

Hopewell says qualifying residents may receive a $250 annual deduction. Its Tax Collector page states the local income test is $10,000 after permitted Social Security/government-pension deduction and requires annual PD-5 renewal by March 1.

Veteran deduction

Honorably discharged qualifying veterans and eligible surviving spouses may receive a $250 annual local deduction.

Disabled veteran exemption

The Township also identifies an exemption route for qualifying veterans whose disability is service connected.

Do not subtract a benefit from the bill yourself. Eligibility, ownership/occupancy and supporting-document rules must be approved. Use the amount actually posted to the municipal account.

State property-tax relief programs have separate rules and deadlines. After understanding the local deduction, use the State of New Jersey relief page for current statewide programs.
