Which Farmington tax task are you trying to finish?
Use the Tax Bills Search & Pay system for real estate, personal property, motor vehicle, supplemental and special-service accounts.
Use the Assessor property-record search or GIS for assessment, ownership, parcel and building information.
Read the DMV section before paying online; urgent clearance uses a different payment route.
How to pay Farmington CT tax bills online
The live portal is also the best place to view payment history. Farmington says to use the fourth icon under OPTIONS for tax payment history; sewer/waste payments require the SEWER/WASTE/MISC filter and the bill number or Unique ID.
How to find the right Farmington CT tax bill
| Search route | Use it when | What to match | If no result appears |
|---|---|---|---|
| Owner name | You know the taxpayer but not the bill number. | Last name, first initial, account type and year. | Try last name + first initial exactly as Farmington instructs. |
| Property / real estate | You are paying a home or parcel tax. | Owner, location, real-estate account and installment. | Use the property-record database to confirm parcel/owner data. |
| Motor vehicle | You have a regular or supplemental vehicle bill. | Taxpayer, vehicle account and Grand List year. | Call before paying when DMV clearance is urgent. |
| Sewer / waste | You need special-service payment history. | Bill number or Unique ID and the correct service tab. | Select SEWER/WASTE/MISC instead of a property-tax tab. |
| Payment history | You need a record of prior payments. | Correct account and year. | Use the payment-history/IRS option, not only the current balance screen. |

Use the official department page to confirm staff, holiday closures or any temporary schedule change before a deadline-day visit.
Farmington property tax due dates, second installment and interest
Farmington mails annual tax bills at the end of June. Real estate and business/personal property bills over $100 are split into two installments; the Town does not send a separate reminder for the January installment.
Farmington says real estate and business/personal property bills of $100 or less are due in full on July 1 rather than split into two installments.
The Town lists 1.5% per month, calculated back to the original due date. A payment made after the August or February cutoff starts with a 3% interest charge for the first two months.
Delinquent motor vehicle taxes and Connecticut DMV clearance
This is the most important payment-method exception on the Farmington site. Paying online can be the wrong choice when you need a fast DMV or permit release.
Tax bill database vs Farmington CT Tax Assessor database
Searchers often use “Farmington CT tax collector database” and “Farmington CT tax assessor database” interchangeably, but the two systems answer different questions.
| Question | Tax Bills Search & Pay | Assessor property record / GIS |
|---|---|---|
| What do I currently owe? | Use this | Not the payoff source |
| Did my payment post? | Use payment history | No |
| What is my assessed value? | May show bill-related data | Use this |
| Who is the owner of record? | Bill name only | Use property records |
| What parcel/building details are recorded? | Not primary source | Use property record/GIS |
| Why is the value wrong? | Collector cannot change assessment | Start here |
Use the official property-record search or GIS only after deciding you need assessment or parcel information rather than a payment balance.

Farmington CT tax rate for FY 2026–27
27.36 mills
Applies to the October 1, 2025 net taxable Grand List for FY July 1, 2026–June 30, 2027.
26.62 mills
The final 27.36 rate was lower than the earlier 27.55 proposal after supplemental state revenue was applied.
$281
The Town Council set this FY 2026–27 annual charge in the same May 12, 2026 action.
How the property-tax formula works
Connecticut property tax uses the assessed value, not the full market value. The general formula is assessed value ÷ 1,000 × mill rate. Farmington’s 2026 revaluation page explains that real estate assessments are 70% of fair market value.
The approved Town Council minutes are the strongest source for the final FY 2026–27 rate.
Farmington’s October 1, 2026 property revaluation
The town-wide revaluation is a major reason property owners are searching the Farmington CT Tax Assessor database in 2026. It changes assessed values, but the new values do not affect the July 2026 tax bill.
When income matters for Farmington property-tax relief
A standard Farmington property tax bill is not based on the town’s average income. It is based on assessed value and the mill rate. Income becomes relevant only when you apply for certain relief or exemption programs.
| Program | Current income rule | Application timing / key rule |
|---|---|---|
| State elderly / totally disabled homeowner credit | 2025 income: $46,300 single; $56,500 married | Apply with Assessor Feb. 1–May 15; reapply every other year. |
| Farmington local elderly/disabled program | Local income limit: $65,500 single or married | Town requires three prior years as a Farmington taxpayer and no back taxes. |
| Additional veteran benefit | 2026 Grand List: $46,300 single; $56,500 married | Income-qualified application is filed biennially between Feb. 1 and Oct. 1. |
| Blind exemption | Not presented as an income test on the Town page | Certification of legal blindness required; $3,000 exemption listed. |
| Totally disabled exemption | No income requirement for the listed $1,000 exemption | Application and qualifying Social Security proof required. |
The Assessor’s current relief pages explain the application windows and evidence required.
New owner, escrow or address problems
Farmington tells new owners to contact the Tax Collector. Search by property and verify who is responsible for each installment under the closing documents.
If you received the bill anyway, Farmington says your lender may not have notified the Town of its intent to pay. Contact the lender before paying a second time.
Contact the Tax Collector because you may now need to receive and pay bills directly rather than through escrow.
Farmington says to contact the office immediately so records can be updated and a bill can be sent to the current owner.
Sewer usage and waste charges in the Farmington tax portal
The Tax Collector also handles special service charges. Residential properties connected to the sewer system are charged annual sewer usage per living unit, while commercial sewer usage is based on water consumption data.

For urgent DMV clearance, Farmington instructs taxpayers to pay all motor vehicle taxes in their name in full at the Tax Collector office using cash or cashier’s check. The official portal warns that an online delinquent payment may not clear DMV, a permit release or cart return for 10 business days.
What is the difference between the Farmington tax bill database and assessor database?
Use the Tax Bills Search and Pay portal for amounts due, bill types and payment history. Use the Assessor property-record search or GIS for assessed value, ownership, parcel and property details. Assessment corrections belong to the Assessor.

The Farmington Town Council adopted a 27.36-mill property tax rate for FY July 1, 2026 through June 30, 2027 on the October 1, 2025 Grand List.
What should I do if I did not receive a Farmington tax bill or my mortgage company should pay it?
Search the official tax portal and contact the Tax Collector instead of waiting. If taxes are escrowed and you received the bill, Farmington advises contacting your lender to confirm it has the information needed to pay. New owners and taxpayers who recently paid off a mortgage should also contact the office.
How does Farmington’s 2026 revaluation affect property taxes?
The October 1, 2026 revaluation will establish new assessments at 70% of fair market value and those assessments will first be used for tax bills due July 1, 2027. Revaluation by itself is revenue neutral but can shift the tax burden among properties.
Does Farmington CT average income determine my property tax?
No. A standard property tax bill is based on assessed value and the mill rate, not the town’s average income. Income can matter for certain relief programs, such as elderly, disabled and additional veteran benefits, which have separate eligibility limits and application periods.
