2026 tax cycle

Durham County Property Tax Due Date & Delinquency

Durham County announced that 2026 property taxes are due September 1, 2026. Under the county’s normal annual property-tax schedule, taxpayers have through January 5 of the following year to pay without interest, making January 5, 2027 the key no-interest date for the 2026 cycle.

September 1, 2026

2026 property taxes are due.

January 5, 2027

Normal final day to pay the 2026 bill before interest begins.

After January 5

Unpaid balances become delinquent and collection consequences can begin.

Weekend rule: Durham County’s billing FAQ says that if January 5 falls on a weekend, the next business day becomes the last day to pay before interest accrues.

If you cannot pay the entire bill at once

Durham County allows partial payments and its PayDCoNC platform supports scheduled payments. The county’s billing guidance also says real-property taxpayers can make payments before delinquency without a formal payment arrangement.

Once a bill is delinquent, hardship arrangements are discretionary and do not stop statutory interest or required lien advertising. Contact Tax Administration early if you know you may have difficulty paying the balance by the deadline.

Tax Bill Search vs. Real Property Record Search

A tax bill search and a real-property record search answer different questions. Use the tax-bill system when you need the amount due, payment status or tax-year bill. Use the real-property database when you need appraisal, parcel or property-record information.

1 Tax bill & balance

Use Durham County’s tax-bill search for billed taxes, balances and payment-related information.

Search tax bills

2 Property record

Use the real-property search for parcel characteristics, ownership and assessment information.

3 Value or appraisal problem

If your concern is the assessed value rather than payment posting, use the appraisal or appeal resources instead of treating it as a collection problem.

Property tax relief

Durham County Property Tax Relief Programs

North Carolina homeowners in Durham County may qualify for state-authorized property-tax relief programs administered through the county. The main programs include the Elderly or Disabled Homestead Exclusion, Circuit Breaker Tax Deferment and Disabled Veteran Exclusion.

Elderly / Disabled Exclusion

For 2026, qualifying owners generally must have been at least 65 on January 1, 2026 or totally and permanently disabled, and must meet the applicable income limit.

Circuit Breaker

This program can limit annual property tax to a percentage of qualifying household income, with deferred tax potentially becoming due after a disqualifying event.

Disabled Veteran Exclusion

This program can exclude up to the first $45,000 of appraised value for an eligible disabled veteran or qualifying surviving spouse.

2026 Elderly / Disabled income limit

Durham County lists a 2025 income limit of $38,800 for the 2026 Elderly/Disabled Homestead Exclusion. For the Circuit Breaker, the county lists a higher income band up to $58,250, with different tax-to-income limits depending on income.

Application deadline: Durham County lists June 1 as the regular deadline for the major homestead tax-relief programs. The relief application is submitted to the county tax assessor, not directly to the North Carolina Department of Revenue.
Past-due bills

What Happens if Durham County Property Tax Becomes Delinquent?

Durham County states that enforced collection can begin after a property-tax bill becomes delinquent. Depending on the type of property and account, collection tools can include attachment, garnishment, levy and foreclosure procedures authorized by North Carolina law.

For real property, unpaid accounts may also become subject to required lien advertising, which can add cost to the taxpayer. Foreclosure is a later-stage collection remedy rather than the first step, but Durham County warns that delinquent real-property taxes can ultimately be assigned for foreclosure proceedings.

Confirm whether a recent payment has posted
Ask whether a hardship arrangement is available

Troubleshooting

Common Durham County Property Tax Problems

I paid but the balance still appears

Check your receipt, payment date and account number. If enough processing time has passed and the payment still does not appear, contact Tax Administration with the confirmation information.

I cannot find my tax bill

Try the official tax-bill search using the available owner, parcel or account information. If the property recently changed ownership, also verify the parcel record.

The property value looks wrong

A valuation disagreement is not the same as a payment problem. Use Durham County’s appraisal and appeal resources rather than only contacting collections.

I sold the property this year

Durham County explains that North Carolina property-tax responsibility is tied to ownership and listing rules as of January 1. Do not assume the bill disappears because the property was later sold.

I never received a tax bill

Not receiving the paper bill does not eliminate the tax obligation. Search the official account and verify the mailing address on the property record.

I need time to pay

Contact the county before the bill becomes delinquent. Pre-delinquency partial or scheduled payments generally provide more options than waiting until collection action has started.
