Property-tax due dates and the 10-day grace rule
How Hopewell Township calculates late-tax interest
Do not estimate a delinquent payoff from a generic calculator. Interest starts from the due-month rule described by the Township and can change daily.
8% per year under the Township FAQ.
18% per year; the FAQ says the 18% rate remains until taxes are current.
If tax plus interest exceeds $10,000 on December 31, a 6% penalty may be added.
Why you may receive an added or omitted tax bill
Hopewell issues added/omitted bills in October when qualifying improvements change the assessment. This can make the amount due look different from the four coupons in the original July bill.
Change a mailing address or mortgage company correctly
Hopewell requires address changes in writing; phone changes cannot be processed. The FAQ allows written notice with a payment, email to mmiller@hopewelltwp.org, fax to 609-737-1232, office delivery or after-hours drop box.
Changes to the mortgage provider must also be in writing. When a mortgage company will escrow taxes, the Township needs the signed Initial Authorization. When a mortgage is paid off, submit signed written notice so original bills stop going to the mortgage company.
How to handle a Hopewell Township tax lien safely
Hopewell’s tax sale sells a lien, not the property itself. Prior-year delinquent taxes, utilities and other municipal charges may be sold through the annual process.
Tax Collector or Tax Assessor: where to find the record you need
| Your task | Best source | Why |
|---|---|---|
| Current bill or payment status | Tax Collector / WIPP | Collector handles billing, payments, delinquency and receipts. |
| Exact delinquent payoff | Tax Collector | Interest and tax-sale costs can be date-sensitive. |
| Assessed value | Tax Assessor | Assessment is based on property market value under NJ’s ad valorem system. |
| Owner / parcel / block-lot information | Assessor / tax map | Use assessment and mapping records, not the payment confirmation. |
| Property-tax appeal | Tax Assessor | Appeals challenge assessed value rather than the Collector’s arithmetic. |
| Farmland assessment | Tax Assessor | Assessor handles eligibility and filing. |
| Senior/veteran deduction | Assessor / Collector | Township pages allow applications through these offices; eligibility proof is required. |

Local senior, disability and veteran tax benefits
Hopewell says qualifying residents may receive a $250 annual deduction. Its Tax Collector page states the local income test is $10,000 after permitted Social Security/government-pension deduction and requires annual PD-5 renewal by March 1.
Honorably discharged qualifying veterans and eligible surviving spouses may receive a $250 annual local deduction.
The Township also identifies an exemption route for qualifying veterans whose disability is service connected.
State property-tax relief programs have separate rules and deadlines. After understanding the local deduction, use the State of New Jersey relief page for current statewide programs.

How is late-payment interest charged in Hopewell Township?
The Township FAQ states 8% per year on the first $1,500 of delinquency and 18% per year on balances above $1,500. If tax and interest exceed $10,000 on December 31, a 6% penalty may also apply. Ask for an exact payoff.
How do I redeem a Hopewell Township tax lien?
Request a statement of redemption in writing from the Tax Collector, state your legal interest and anticipated payment date, and do not approach the lien holder directly. Use the Collector’s payoff and approved guaranteed payment method.
Should I contact the Tax Collector or Tax Assessor for tax records?
Use the Collector for bills, payments, receipts, delinquency, liens and payment status. Use the Assessor for assessed value, ownership/assessment records, tax appeals, farmland assessment, deductions and tax-map questions.
