Farmington mails annual tax bills at the end of June. Real estate and business/personal property bills over $100 are split into two installments; the Town does not send a separate reminder for the January installment.

Late interest

The Town lists 1.5% per month, calculated back to the original due date. A payment made after the August or February cutoff starts with a 3% interest charge for the first two months.

Interest is date-sensitive. Search the live account for the current balance rather than multiplying a percentage yourself, especially when a payment is several months late.
High-urgency payment

Delinquent motor vehicle taxes and Connecticut DMV clearance

This is the most important payment-method exception on the Farmington site. Paying online can be the wrong choice when you need a fast DMV or permit release.

How the property-tax formula works

Connecticut property tax uses the assessed value, not the full market value. The general formula is assessed value ÷ 1,000 × mill rate. Farmington’s 2026 revaluation page explains that real estate assessments are 70% of fair market value.

Do not confuse proposed and adopted rates. Some 2026 budget documents show a proposed 27.55-mill rate. The approved May 12 Town Council minutes show the final adopted rate of 27.36 mills.

The approved Town Council minutes are the strongest source for the final FY 2026–27 rate.

Farmington’s October 1, 2026 property revaluation

The town-wide revaluation is a major reason property owners are searching the Farmington CT Tax Assessor database in 2026. It changes assessed values, but the new values do not affect the July 2026 tax bill.

New owner, escrow or address problems

You bought the property after the bill was created

Farmington tells new owners to contact the Tax Collector. Search by property and verify who is responsible for each installment under the closing documents.

Your mortgage company escrows taxes

If you received the bill anyway, Farmington says your lender may not have notified the Town of its intent to pay. Contact the lender before paying a second time.

You paid off the mortgage

Contact the Tax Collector because you may now need to receive and pay bills directly rather than through escrow.

You no longer own the property

Farmington says to contact the office immediately so records can be updated and a bill can be sent to the current owner.

Do not wait for a January reminder. Farmington does not send a second-installment reminder notice for real estate and business/personal property bills.
Sewer and waste
