Imperial County applies statutory postmark rules. A payment arriving after the deadline without a qualifying postmark can be treated as late even when you initiated the payment earlier.

Prop 8 review, Informal Review or Formal Appeal: choose the right route
A tax-bill amount can be wrong because the payment record is wrong, or because the underlying assessment is disputed. Only the second problem belongs in the Assessor/appeal process.

Homeowner’s Exemption: $7,000 assessed-value reduction and filing dates
Imperial County’s Assessor says a qualifying principal residence can receive a $7,000 reduction in assessed value, reducing the annual property tax by at least $70.
Own and occupy the home as the principal residence at 12:01 a.m. January 1.
File by February 15 for the full annual exemption.
Claims filed February 16 through December 10 may receive 80% of the exemption under the county guidance.
For a supplemental assessment, a full exemption may be available when ownership/occupancy rules are met and the claim is filed within 30 days of the Notice of Supplemental Assessment.
The exemption generally continues while the owner remains eligible. The owner must notify the Assessor when eligibility ends.

Redemption amount and five-year installment plan
Once secured property becomes tax defaulted, the payment problem is no longer just the original installment. The County adds a redemption fee and monthly additions, and older default can eventually lead to power of sale.
2026 tax-default and power-to-sell notices: know which stage applies
Imperial County published more than one 2026 notice, and they describe different stages. Mixing them together can make a current-year default look like an immediate auction when it is not.
The County’s May 21, 2026 delinquency/default notice says delinquent 2025-26 real-property taxes and certain prior supplemental taxes became tax-defaulted July 1, 2026. It also explains that real property generally becomes subject to power of sale after remaining tax-defaulted for five or more years.
A separate 2026 power-to-sell notice identified older defaults meeting statutory criteria. For those listed parcels, power to sell arose July 1, 2026 unless redeemed or placed on an eligible installment plan by the June 30 deadline in that notice.
If an older parcel is already subject to power of sale
The 2026 power-to-sell notice says the right of redemption survives the power-to-sell stage but ends at 5:00 p.m. on the last business day before the actual tax sale. Once a tax sale occurs, the redemption right ends.
If the property was already sold: check excess-proceeds rights
The Tax Collector says a qualifying party of interest may file a claim for excess proceeds before one year expires after recordation of the Tax Collector’s deed to the purchaser. Use the County’s current claim instructions and do not wait for a generic tax-sale deadline.
Mobile-home clearance, tax certificates and unsecured-property help
Mobile-home ownership change: do not stop at a zero tax balance
Call 442-265-1259. The Tax Collector administers parcel-map tax certificates, and the county date sheet notes estimated taxes may be collected on certificates because of the January 1 lien.
If you owned taxable personal property on the January 1 lien date, selling it later does not automatically erase that year’s unsecured tax responsibility. Contact the Assessor about future assessment-record changes and the Tax Collector about the bill already issued.

How do I search Imperial County Assessor property records?
Use the official Imperial County Assessor search. You can search assessment or fee-parcel information and use the street-address search. For addresses, omit suffixes such as Street, Road, Drive or Lane and abbreviate directions such as W for West.
When are Imperial County secured property taxes due?
The first secured installment is due November 1 and is normally delinquent after December 10. The second is due February 1 and is normally delinquent after April 10. The first late installment receives a 10% penalty; the second receives a 10% penalty plus a $10 cost.
When is the Imperial County unsecured tax deadline?
The county’s important-dates sheet says unsecured bills are mailed in July, become due August 1 and have an August 31 payment deadline. A 10% penalty plus a $25 collection cost is added if not paid timely. The county schedule then lists an October 31 default cutoff, 1.5% monthly additions, and a $20 lien-release fee when a Certificate of Tax Lien is recorded.
Will my mortgage company automatically pay an Imperial County supplemental tax bill?
Do not assume so. Imperial County says supplemental bills are mailed directly to the assessee and some mortgage companies pay them while others do not. Contact the lender and verify the supplemental account separately, especially after a purchase, refinance or new construction.
What happens when Imperial County secured property taxes become tax defaulted?
After tax default, Imperial County adds a $15 redemption fee and 1.5% per month on unpaid tax amounts. Eligible property that is not yet subject to the power of sale may qualify for a five-year installment plan requiring at least 20% initially, current taxes and a $20 plan fee.
