Monroe Township NJ Tax Collector: Gloucester vs Middlesex

New Jersey · Gloucester County and Middlesex County tax-office guide

Choose the Correct Monroe Township Tax Office

New Jersey has two different Monroe Townships. Williamstown properties use the Gloucester County office at ZIP 08094, while properties billed from 1 Municipal Plaza use the Middlesex County office at ZIP 08831.

Select the county first, then use the matching official portal, phone number, address, payment rules, assessor records and appeal calendar.

Do not pay from the township name alone. Both municipalities are called Monroe Township, use quarterly New Jersey tax dates and use Edmunds-related payment systems. The county, ZIP code, street address, block, lot and official website must all match.

Monroe Township NJ property-tax due dates and grace-period rules

February 1First-quarter property tax is due.
May 1Second-quarter property tax is due.
August 1Third-quarter property tax is normally due, but delayed tax bills can create a special extension.
November 1Fourth-quarter property tax is due.
How the 10-day grace period works

Both offices publish a 10-day grace period. When the tenth falls on a weekend or holiday, the deadline may move to the next business day. A payment received after the valid grace date can trigger interest retroactive to the first day of the due month.

Why mailing on the tenth is unsafe

Both municipalities say postmarks are not accepted. Bank bill pay can create a paper check rather than an instant electronic transfer. The payment must reach and be received by the correct office.

2026 Gloucester special notice: The official Williamstown tax page, updated July 30, 2026, states that property tax bills will be mailed during the week of August 17 and that the last day to pay the August quarter is Monday, September 14, 2026. This is a temporary 2026 notice. Recheck the official page before relying on it.

18% levelOnce the account reaches 18%, it remains at that level until the entire account is current.Ask whether a partial payment will leave the higher rate active.

Records decision guide

Monroe Township NJ tax records: which record do you actually need?

Current bill or balanceUse the correct municipal WIPP/GovPay portal and confirm the county first.
Payment history or receiptUse the municipal portal, then contact the Collector if an older payment is missing or misapplied.
Assessed value and ownershipUse the correct Assessor or County Assessor, not the payment counter.
Block, lot, qualifier or tax mapUse county map/record tools and compare the identifiers with the bill.
Official tax or lien searchFollow the municipality’s written official-search process; public online data may not be legally sufficient.
Deed or recorded legal documentUse the appropriate County Clerk recording system rather than a tax payment portal.
Record-age warning: Assessment data, payment data and recorded deeds update on different schedules. A public record page can help identify a parcel but may not show a same-day payoff or a payment still being processed.

Official NJ appeal guide

How property-tax assessment appeals work

You cannot appeal the municipal budget or simply argue that the tax bill is too high. You appeal the property’s assessment and must provide evidence that the assessed value does not fairly represent true market value or the applicable common-level-range standard.

Gloucester County calendar
  • Alternate assessment calendar.
  • Regular appeals currently filed November 15 through January 15.
  • January 15 deadline is 4:00 p.m.
  • Added/omitted appeal deadline is December 1 at 4:00 p.m.
Middlesex County calendar
  • General New Jersey appeal deadline is April 1.
  • May 1 may apply when a municipal revaluation or reassessment has been implemented.
  • Use the county’s 2026 forms, hearing schedule and filing instructions.

Evidence that helps an appeal

Three to five comparable sales with similar characteristics
Sales and evidence tied to the October 1 pre-tax assessment date
Photos of the subject property and comparable properties
Copies supplied to the Assessor and Tax Board on time
Income statement for a commercial property
Attendance at the hearing unless the board directs otherwise
Evidence mistake: The New Jersey appeal guide says the assessments of similar properties are not usable evidence by themselves. The appeal should focus on credible market-value evidence, such as comparable sales.
Seven-day evidence rule: The state guide says the Assessor and County Tax Board should receive the comparable evidence at least seven days before the hearing. County filing instructions may impose additional requirements.

Relief and deductions

ANCHOR, Senior Freeze, Stay NJ and local deductions

State relief programs are separate from the municipal payment deadline. A pending application normally does not permit a taxpayer to ignore the current local bill unless an official instruction specifically says otherwise.
